Owning a stay is not the same as running a villa, a cafe, or a studio. If the plan is to take payments, sign contracts, or hire people in Indonesia, a tourist visa, an E33G, or a retirement permit will not carry that business.
The structure we set up for that is a PT PMA. It is a foreign-owned limited liability company. Setup without a KITAS is IDR 30,000,000. Setup plus one Investor KITAS is IDR 45,000,000. Timeline is up to 14 working days after the documents are complete.
When the visa is not enough
You need the company if you will:
- Take revenue in Indonesia
- Hire a manager, housekeepers, cooks, or other staff
- Sign a lease or a vendor contract in a company name
- Open a company bank account
- Hold an Investor KITAS as a shareholder or director
A PT PMA has to match a real licensed activity. It is not a label you add to a holiday home. Some business lines can be fully foreign-owned. Others need a local partner. We check the classification before the deed.
The general capital frame we register against is a minimum investment of IDR 10 billion, paid-up capital that depends on the industry, at least two shareholders, and at least one director and one commissioner.
When you should not incorporate yet
If you are still choosing a building, a partner, or a site, do the trip on a D12 pre-investment visa. You apply from outside Indonesia. One-year regular service is IDR 12,500,000. The D12 is for looking. It does not authorise you to operate the cafe or the villa.
Remote work for clients outside Indonesia, with no local invoices and no staff, is the E33G. Do not open a company for that.
A simple split
- You will live here and work for a foreign employer: E33G
- You will visit to inspect a business you might buy: D12
- You will operate, hire, or invoice: PT PMA
